Recently, I was in Hong Kong running a leasing workshop with major property owners, leasing agents, and property managers. The buildings we were discussing were large and of high value. A leasing matrix was created from the program. (NB – you can get more leasing tips in our commercial real estate ‘Snapshot’ program right here)
The focus of the workshop was to resolve a strategic approach to resolving leasing problems in larger buildings such as:
- Office towers
- Shopping centers
- Industrial parks, etc.
Of course there are many issues to consider such as:
- Asking rents versus market rents
- Tenant qualification
- Lettable space
- Timing of the lease deal
- Incentives, etc.
So we compiled this video from the workshop. There are many secondary topics that evolve from tenant and leasing matters. You should find the matrix of use in your leasing activities in your town or city.
