  4. Monitor the changes to local property zoning and demographics in case any changes thereto will have a flow-through effect on the tenancies and businesses locally.
  5. Look into any changes to local transport corridors such as highways and road configurations and that will impact tenants and businesses with access to their marketplaces and customers.
  6. If your market is positioned around key industries such as mining, timber, manufacturing, or construction, then take the time to assess the trends of that industry.

Ports, airports, railheads, and trucking depots all have a role to play in the local business community. Ideally, they should be functional and expand to allow local businesses to grow similarly. Monitor all these transport factors and points of despatch. Your real estate business can be built around the local businesses in the region and how they transact product and services.
