When you are working with lots of commercial office tenants, the questioning process that you use is important. Get to the point of their requirement with professional questions. What do the tenants want and how can you clearly and quickly define needs and wants? Think about these things for starters:
- Who are you talking to?
- Are they genuine?
- What are their key focus points?
- What is a good property match?
- When do they need it?
- What can they afford?
- What else have they seen?
You can use a checklist and your experience to get to the important leasing facts. This is the checklist that I have used myself and placed by the telephone on a pinup board when canvassing for tenants or talking with leasing prospects for office towers or commercial properties.
Knowing that all tenant requirements are a bit different, this checklist or leasing questions chart makes the whole thing a good bit easier.
Your professionalism in leasing will ‘stand out’ when you ask these questions.
