For Sale By Owner – Template Letter or Email

In commercial real estate, there are various ways to sell properties and market listings. As agents, we often encounter the option of “for sale by owner.” Are you interested in listing FSBO properties under this category? If so, here’s a helpful template to help you in the process.

Listings can be found in many different ways and in all property types. As an agent, it may be worthwhile for you to explore and consider FSBO as a potential listing channel.

Ultimately, determining whether it is a viable option will depend on the property, the sellers asking price in relation to current market conditions and sales evidence.

More FSBO Owners

As the property market changes in this new property cycle, some owners will have to sell for any of a number of reasons, and as part of that they may want to ‘save’ some money such as marketing funds and commissions.

In this type of property cycle you will see plenty of FSBO owners emerging. It is time to develop a strategy for those listings that you think may have some merit. That is in:

  • Location
  • Property type
  • Pricing
  • Improvements
  • Value

FSBO Motivations Check

Ask some questions. What are the seller’s motivations in selling? When it comes to a negotiation, will the sellers motivations be encouraging a contract or transaction?

FSBO listings normally take a considerable amount of time to sell, and this is where an agent can assist. Most agents already have property buyers in their databases.

What are the negatives for the sellers? The seller has to handle all the aspects of selling a property, such as preparing the property for sale, pricing strategies, personally marketing, showing, negotiating, and closing.

This can be time-consuming, stressful, and complicated, especially for inexperienced sellers. This is also where the agent can help; that is also why they may give you the listing.

Existing Buyers?

Consider the complexity of the property for sale and the target market. As an agent, you may already have a buyer solution that is of interest to the client or property owner.

If you take on the typical FSBO listing, you will have a selection of online tools, marketing portals, and negotiation evidence which a typical property owner will not have. That helps you find buyers and close the deal faster.

Client conditioning may be necessary

Will Client Conditioning Be Needed?

So maybe you will take on the listing. Ask yourself this question given the FSBO situation. Can the client be ‘conditioned’ to the real estate market conditions? If you believe they can, then the listing may be worthwhile.

To proceed, investigate all things about the property, the location, the enquiry base, the competing properties, and the chances of any sale.

The critical factor for all agents in the “for sale by owner” approach is always whether the final sale price aligns with the current market conditions.
